In the design/build delivery approach, responsibility for both design and construction is vested in one single entity. The owner enters into a single contract assigning single point responsibility for the project.

The Glendale Group offers flexibility in contracting methods to fit our clients' needs. The Construction Manager delivery approach is highly adaptable for any client. Depending on clients' risk threshold, CM contracts can be "at-risk" or "agency agreement." Regardless of the type of Prime contract used, the principles of construction management remain the same, to serve as the client's advocate and advisor during the design phase, the administrator of the construction bidding phase, and the supervisor during the construction phase.

General Contracting is a part of the delivery method known as Design-Award-Build. In this traditional approach to project delivery an architect designs the project, producing a set of construction documents, that are in turn used to select a builder and to determine a price for construction.
The Glendale Group will act as a General Contractor for clients who have a pre-existing relationship with an Architect. We approach general contracting as if we were the construction manager. The Glendale Group will work with the design team early in the process to provide input on constructibility, cost, and schedule. Our early involvement in the design process will mitigate most, if not all, of the traditional pitfalls of the Design-Award-Build delivery method. GC Benefits
